<p><a href="http://keosmarketing.files.wordpress.com/2012/05/cmcoble.jpg"><img class="size-thumbnail wp-image-251 alignleft" src="http://keosmarketing.files.wordpress.com/2012/05/cmcoble.jpg?w=112&#038;h=150" alt="Chris Coble | Black Label Real Estate" width="112" height="150" /></a>I had the distinct pleasure of being a part of <a class="zem_slink" title="Regional Transportation District" href="http://en.wikipedia.org/wiki/Regional_Transportation_District" rel="wikipedia" target="_blank">RTD</a> during the <a class="zem_slink" title="Colorado T-REX Project (TRansportation EXpansion)" href="http://en.wikipedia.org/wiki/Colorado_T-REX_Project_%28TRansportation_EXpansion%29" rel="wikipedia" target="_blank">T-REX</a> years and before <a class="zem_slink" title="FasTracks" href="http://en.wikipedia.org/wiki/FasTracks" rel="wikipedia" target="_blank">FasTracks</a> came online.  RTD was a different agency back then, an agency struggling through TOD (for those that don’t know TOD stands for <a class="zem_slink" title="Transit-oriented development" href="http://en.wikipedia.org/wiki/Transit-oriented_development" rel="wikipedia" target="_blank">Transit Oriented Development</a>).  We worked terribly hard to expand the recognition of TOD in the <a class="zem_slink" title="Denver" href="http://maps.google.com/maps?ll=39.7391666667,-104.984722222&amp;spn=0.1,0.1&amp;q=39.7391666667,-104.984722222%20%28Denver%29&amp;t=h" rel="geolocation" target="_blank">Denver</a> <a class="zem_slink" title="Metropolitan area" href="http://en.wikipedia.org/wiki/Metropolitan_area" rel="wikipedia" target="_blank">metro area</a> both with the private sector and public sector.  I had some wonderful opportunities to meet and talk to nearly every municipal jurisdiction within the District and learn about their excitement (or in some cases – lack thereof) for TOD and what it meant for their area.  I also had a unique opportunity to meet many of the more experienced and capable development companies in town and explore what TOD meant to them.  Finally, I had the amazing chance to walk every planned station in FasTracks (meaning I drove to each planned station area and got out and walked around), not too many people have been able to do this from a TOD perspective.  Combined with my TOD consultant work both inside and outside the <a class="zem_slink" title="Colorado" href="http://maps.google.com/maps?ll=39.0,-105.5&amp;spn=3.0,3.0&amp;q=39.0,-105.5%20%28Colorado%29&amp;t=h" rel="geolocation" target="_blank">state of Colorado</a>, I consequently have developed somewhat of a unique perspective about TOD feasibility.  I continue to enjoy assisting clients in this regard.</p>
<p><strong><a class="zem_slink" title="West Corridor (RTD)" href="http://rtd-fastracks.com/wc_1" rel="homepage" target="_blank">WEST CORRIDOR</a></strong></p>

<p>RTD’s highly anticipated West Corridor will introduce <a class="zem_slink" title="Railroads" href="http://www.wikinvest.com/industry/Railroads" rel="wikinvest" target="_blank">rail service</a> to West Denver, Lakewood and Jefferson County.  The corridor opens opportunity for employees to access downtown and the <a class="zem_slink" title="Denver Technological Center" href="http://en.wikipedia.org/wiki/Denver_Technological_Center" rel="wikipedia" target="_blank">Denver Tech Center</a> much easier.  It is a critical element of the future of movement fluidity between jobs and homes for the metro area.  In addition, the corridor is anticipated to bring private investment to parts of the metro area that in many ways have not shared in the economic upside of currently rail-served places in town.</p>
<p>Look for my editorial posts about the West Corridor stations and their TOD potential. This is an opinion-based blog and the market may or may not react as I envision, but I offer my observations for you to consider.</p>

<h1>Denver Business Journal&#8217;s 2012 40 under 40 honorees</h1>
<p>More than 300 individuals vied for the Denver Business Journal’s 2012 Forty under 40 honors.</p>
<p>That’s an increase of more than 100 over last year for this 16th annual event.</p>
<p>After being judged on their business leadership, recognition of accomplishments and community involvement, these are the 40 honorees selected this year.</p>
<p>These winners will be honored at an awards luncheon Thursday. The keynote speaker will be <a href="http://www.bizjournals.com/denver/search/results?q=Robert%20A.%20Katz">Robert A. Katz</a>, chairman of the board and CEO of Vail Resorts Inc.</p>
<p>These 40 rising stars — each under the age of 40 as of Thursday — will be profiled in a special section published in the DBJ’s March 16-22 edition.</p>
<p>There were 471 nominations for 307 individuals for the 2012 awards.</p>

<p><a href="http://www.bizjournals.com/denver/search/results?q=Keo%20Frazier">Keo Frazier</a> studied psychology at Cornell University, with the goal of becoming a child therapist.</p>
<p>But after starting out in the field, she realized she “didn’t have stomach for child therapy,” she said.</p>
<p>Still, her education played a large role in Frazier starting Keos Marketing Group in 2008. The company first focused mostly on marketing for real estate businesses. It since has begun marketing to other fields, such as holistic health, fantasy football and higher education. The company also added services in digital media, online marketing and interactive marketing tactics.</p>
<p>Frazier said her psychology and social sciences background relates to marketing because of the dynamics of influencing behavior of buyers and the way they think about things.</p>
<p>“The advice I would give to someone who is starting their own company is have a plan, but don’t be afraid to veer from that plan,” Frazier said. “Success does not mean the path is completely straight. The most challenging thing about being an entrepreneur is having the vision and executing the business plan without getting bogged down in details of day-to-day operations.”</p>
<p>Regarding community involvement, Frazier said she is most passionate about her time spent with the Kempe Foundation in Aurora, because the center allows her to stay connected to children without being “in the trenches of the psychology field.”</p>

<p>Entrepreneur Keo Frazier is a local business leader – just named as one of the Denver Business Journal’s top “Forty Under 40” young professionals for 2012. She was one of Out Front Colorado’s Pride cover models and part of OFC’s VIP Program, and with her experience in real estate marketing and a recent expansion to nonprofit marketing, there’s no telling what Frazier will do next.</p>
<p>Keos Marketing Group began in 2008 with a focus on real estate and products and services. Frazier’s new company, the Non Profit Resource, helps philanthropic organizations build brands.</p>
<p>“I am a thought leader and innovation starter in all of my professional circles for profit and nonprofit,” Frazier said. “Building positive relationships is the key ingredient to building and sustaining a good business. I do not believe I would be successful now, or in the future, without continuing to cultivate relationships with community leaders, business owners and the everyday individual.”</p>
<p>The new venture is encouraged by communities – LGBT and beyond – as Frazier and her team commit to helping clients, which often don’t have the same funding as for-profit companies, become more visible.</p>
<p>“Non Profit Resource is unique because we really seek to understand each individual and organization in order to elevate the brands,” Frazier said. “I have always been taught to embrace diversity and overcome adversity in all forms.” A top goal is “to offer solutions at a cost that is realistic for a nonprofit budget.”</p>

<h1>Vacant storefront displays to showcase artists in Five Points</h1>
<h2>Hyperform Design Co-Op, Keos Marketing Group to transform Denver neighborhood’s storefronts with architecture and art</h2>

<p>The work of local artists and architects will be featured in the coming months in vacant storefronts along Welton Street in the Five Points neighborhood.</p>
<p>Hyperform Design Co-op, with Keos Marketing Group, plan to feature the work of architects beginning next month through the 5 Points Jazz Festival on May 19.</p>
<p>“The idea behind it is to, one, really beautify the neighborhood” said Keo Frazier, a Five Points Business District board member and owner of Keos Marketing Group. “It’s also attractive for people who might eventually lease it or buy it.”</p>
<p>Previous displays of the storefront initiative have been placed at Denver Pavilions and the Colorado Convention Center.</p>
<p>In addition, Colorado Creative Giving T.A.B.L.E. issued a call for entries this week for its 5 Points Storefront Art Movement. According to the website, coloradocreative.org, “artist entries must be rooted in, and depict the culture of Five Points.”</p>
<p>The organization is planning to feature the work of 10 artists, who will each receive a $500 stipend. The work will be on display from the jazz festival through November.</p>

<p>The storefront initiative began as a vision by Hyperform Design Co-op to fill the vacant window spaces of downtown Denver with activity, liveliness and beauty while educating and inspiring the community. With this vision, Hyperform Design Co-op involved Keos Marketing Group to actualize the vision by creating and executing a window installation plan for the storefront initiative.</p>
<p>The vision began with the first installation titled <em>Architecture of the Americas</em>. Keos Marketing Group with Hyperform Design Co-op and the Denver Theatre District implemented the Architecture of the Americas project inspired by the Biennial of the Americas. This project was implemented during the time of the Biennial and thus the source of the inspiration and the theme of the visual display. This project is on display at the Convention Center on the corner of 14<sup>th</sup> and Champa Street. The artwork layout was designed by Crystal Hatch and the project management and vision of the execution was led by Keo Frazier, both part of the team of Keos Marketing Group. The Denver Theatre District printed the display and Hyperform Design Co-op installed the artwork to see a vision completed.</p>

<p><strong>Modern Architecture on display at the Denver Pavilions (Unit 124)</strong></p>

<p><strong></strong>The vision continued with the second installation titled <em>Modern Architecture</em>. This theme was inspired by April’s Architecture Month and the annual Doors Open Denver program. Again the project was led by Keos Marketing Group with the print and installation implemented by the Pavilions and Hyperform Co-op carrying the torch of the vision. The second initiative brought in more partnerships to collaborate and move it forward. Additional partners include the American Institute of Architects Denver, the Downtown Denver Partnership and Doors Open Denver.</p>
<p>The purpose and benefits of this initiative include 1) maintaining the vision of “The City Beautiful”; 2) creating an attractiveness to vacant storefronts that draw attention for potential leasers or buyers; 3) providing a medium that educates and inspires individuals in our community by our community. You can view the current designs at the Pavilions and at the Colorado Convention Center in downtown Denver. Enjoy and be inspired!</p>
<p>The current and past partners of the storefront initiative include AIA Denver, Hyperform Design Co-op, Keos Marketing Group, the Denver Theatre District, Doors Open Denver, the Downtown Denver Partnership and the Pavilions. Each partner brings their expertise to the vision of the storefront initiative and is an integral part in executing the window installation plan.
